Letting Agency and Property Services

Service provision ranges from a basic lease set up and tenant vetting administration to full property management, at rates agreed and negotiated with landlord clients.

Sinclair Services is a professionally qualified member of the Chartered Institute of Housing, has membership of the Council of Letting Agents (CLA), is registered with relevant local authorities, and has fully approved and vetted letting agency registration (i.e. LARN1806003) with the Scottish Government, in accordance with the Housing (Scotland) Act 2014.

Sinclair Services, with the assistance of their Senior Human Resources Consultant, ensure that all tenancy applicants are comprehensively vetted and referenced. Sinclair Services also offer a very competitive residential sales service, on a "no sale, no fee" basis, for any existing or new landlord clients.

Landlord Support: Legal and Housing Tribunal Services

Uniquely, Sinclair Services provide landlord clients with comprehensive support assistance and free housing tribunal representation in relation to tenancy problems, notices to quit/leave and repossession procedures.

The agency’s owner, David Sinclair Aiton, has previous experience in the legal sector and has provided effective landlord representation in relation to tribunal and civil proceedings in recent years, successfully securing the requisite eviction and payment orders on behalf of landlord clients. Notably, he is the founder and co-ordinator of the Falkirk Landlord Alliance, a lobbying forum committed to promoting and protecting the interests of Falkirk Council registered private landlords.

Sinclair Services also has an engaged subsidiary, SS Legal, who can assist directly, or via instructed solicitors, with a range of tenancy related disputes, civil claims and debt recovery matters.

SS Legal Guidance Documents

SS Legal have produced helpful documents to directly assist and inform Scottish Landlords who are seeking to personally terminate tenancies or evict tenants. The two primary documents, SS Legal Eviction Guidance and SS Legal Notice to Leave/Quit Guidance, with follow up consultancy advice, are available at a cost of £99 each.

The Cost of Living (Tenant Protection) (Scotland) Act 2022 promoted the occupancy rights of tenants and made all eviction grounds discretionary. Any eviction order application submitted to the First-tier Tribunal (FTT) for Scotland (Housing and Property Chamber) must now pass a “reasonableness test”. The Tribunal has to consider the relevant circumstances of both the tenant and the landlord, and assess the submitted application as reasonable and justifiable before granting the eviction order.
